a. striving to increase your gross rental income. This is achieved through regular rent assessments that take into account current market rents achieved for comparable properties, the current market outlook, the area's vacancy rates, the term of the tenancy and the condition of your property;

b. pro-active marketing to achieve optimum exposure for your property in the event a vacancy is anticipated;

c. careful selection of 'quality' tenants. Our role is to select the best possible Tenant in a time efficient manner. We have established detailed screening procedures to ensure your Tenant has the ability to meet the terms of the Tenancy Agreement. Our arrears procedures also ensure that should arrears arise they are promptly rectified or actioned; and

d. regular inspections and prompt and cost efficient actioning of all maintenance requests. We conduct thorough inspections of your property on a scheduled basis. We also have a panel of licensed, highly skilled tradespeople who promptly rectify any maintenance issues that arise.

4. A 'hands-on' personalised approach

Communication with our landlords and tenants is paramount. In person, by phone, fax or email we will remain in constant contact with you with regard to your valuable asset.

Given the 'boutique' nature of our business, you can be assured you will not be 'just a number'.  At the outset of our relationship we will meet with you in person (at your property) to discuss your specific requirements. We offer a choice of management packages or will tailor a package to specifically meet your needs.

Our personalised approach does not stop there - we acknowledge that we need to get your property tenanted promptly.Therefore we do not believe in handing keys out to prospective tenants. We personally meet with all tenants, at your property for the initial inspection, at an 'open for inspection' and at the lease sign up, at a mutually convenient time.
